No. We are a proptech AI and data studio that builds tools for real-estate teams — automated valuation models, lead scoring, document automation, portfolio dashboards and MLS or CRM integrations. We are not a licensed brokerage or agent, not a listings portal or marketplace, not a real-estate-investing course, and not a property fund or iBuyer. "Prop" means property; "Forge" means we build the tools; the .pro domain is branding only.
Any valuation, forecast or score we produce is a model-generated estimate for information only — not a professional appraisal and not investment, financial or legal advice. A qualified human reviews outputs before client-facing use. We cannot and do not guarantee prices, rents, returns, occupancy, sales or any business outcome; results depend on market conditions, data quality and factors outside our control.
Projects follow Frame → Build → Ship: discovery and roadmap, development with model evaluation loops, then deployment with documentation and training. Retainers cover ongoing MLOps monitoring, integration maintenance, model recalibration and feature iterations in agreed sprint cycles. You receive statements of work with CAD budget bands, deliverables and review milestones — not an open-ended ticket queue without scope.
Discovery and strategy: C$8,000–C$18,000. Focused builds — lead scoring, document automation, single-model AVM: C$35,000–C$110,000. Portfolio dashboards or multi-integration programmes: C$50,000–C$200,000+. Retainers from C$6,500/month for monitoring and iteration. Final scope is confirmed after we map your data pipeline and integration landscape; indicative ranges are not quotes or ROI guarantees.
Discovery takes two to four weeks. Focused builds often reach a usable first release in six to fourteen weeks depending on data readiness and integration complexity. Multi-system programmes with MLS, CRM and ERP connections may run longer. We prioritize a thin production slice early — a working model or automation path with human review — rather than a big-bang launch.
We integrate MLS feeds (where licensing permits), CRM platforms common to Canadian brokerages, ERP and property-management systems, cloud warehouses, and municipal open data. Machine learning stacks include Python-based training pipelines; we deploy to client-approved cloud regions or hybrid setups when franchise IT requires it. Open-weight and cloud-hosted models are chosen per privacy, latency and cost constraints — documented in discovery.
Client property data, market feeds and personal information are processed only for agreed purposes under PIPEDA-aligned contracts. Storage regions, retention periods and access roles are documented before ingestion. We do not sell data or leads. Cross-border sub-processors, if any, are disclosed in our privacy policy and data processing agreements. You may request access, correction or deletion subject to legal retention requirements.
Team standup · weekly build review
Custom builds delivered under project or retainer scope transfer ownership of agreed deliverables — models, dashboards, automation templates, integration code — as specified in your contract. PropForge AI retains rights to pre-existing tools, frameworks and general methodologies. We do not claim ownership of your raw property data or market feeds.
Automated valuation models and lead-scoring systems pass holdout testing, drift monitoring and documented feature review. Predictive analytics outputs include uncertainty bands or confidence notes where applicable — not a single false-precise number. Errors are logged; retraining triggers are defined in MLOps runbooks. A senior analyst reviews client-facing outputs before release. Model evaluation is ongoing under retainer, not a one-time checkbox.
Professional appraisals and regulated investment advice require specific credentials and methodologies we do not provide. Our machine learning tools produce decision-support estimates informed by market data and your inputs — useful for internal workflows, not a substitute for licensed appraisal or financial counsel. We state limitations plainly so your brokerage, developer or investor team applies judgment responsibly.
Retainer clients receive monthly status reports covering model performance, integration health, drift indicators and upcoming scope. Critical pipeline failures trigger immediate notification per runbook. Quarterly reviews realign priorities with your property team's roadmap — acquisition cycles, listing seasons, portfolio reporting deadlines.
We do not: act as a licensed brokerage or agent; operate a listings portal or marketplace; lend or broker mortgages; run a property fund, iBuyer or syndication; sell real-estate-investing courses or "passive income" schemes; offer self-serve SaaS subscriptions; manage buildings or tenants as a property-management company; sell personal or property data; guarantee prices, rents, appreciation or returns; or present analytics as investment advice. We build proptech tools and analytics for organizations that already operate in real estate.
